Clear Lake, TX real estate is Houston's waterfront suburb market — it trades on bay access, school district, and proximity to NASA Johnson Space Center, in roughly that order. Single-family prices run $300,000 to $1 million-plus across the Bay Area Houston region (Clear Lake City, Nassau Bay, Webster, El Lago, Seabrook, and parts of League City), with a meaningful premium on canal-front and lakefront properties.

Price by sub-area
Clear Lake City — the largest Houston-annexed chunk of the neighborhood — has the deepest inventory in the $350,000 to $700,000 band. Nassau Bay, immediately south of NASA Road 1 and home to many astronauts historically, runs $500,000 to $1.5 million and is tightly held. El Lago is similar but smaller. The waterfront premium
Direct-canal homes — the ones where the back yard meets a saltwater canal with your boat tied up to a private dock — carry a 25% to 60% premium over an equivalent inland home in the same school zone. True bay-front homes are scarce and trade quietly, often off-market. If a private dock is the goal, look at the canal grids in Clear Lake City and Nassau Bay first; if you only need a 10-minute drive to your slip, you can save six figures by going inland.
Schools and resale
Clear Creek ISD is the single biggest resale driver outside of waterfront.
