Houston's suburbs do most of the heavy lifting for relocating families. They have the highest-rated public schools in the metro, more new construction than anywhere inside Loop 610, and master-planned amenities that the city itself rarely offers. This guide compares the seven Houston suburbs that consistently top relocation lists in 2026 — Sugar Land, Katy, The Woodlands, Pearland, Cypress, Spring, and Friendswood — on the four factors that actually change daily life: school ratings, commute time, median home price, and the personality of the neighborhood.

For the wider relocation context, the Moving to Houston relocator's guide walks through utilities, driver license swaps, and climate prep. For apartment renters, the Apartments in Houston guide breaks down rentals by budget tier. And for the wider context on Houston's whole neighborhood map, see the Houston Neighborhoods Guide.

Sugar Land

Sugar Land sits about 22 miles southwest of downtown along U.S. 59. It is consistently ranked among the safest mid-sized cities in the U.S., and Fort Bend ISD is one of the most diverse high-performing districts in Texas. The suburb's housing skews mid- to upper-tier single-family — median home price was about $500,000 in 2026 for the Sugar Land East submarket — and the Living in Sugar Land guide walks through the daily rhythm. Commute to downtown runs 30 to 45 minutes depending on rush hour.

  • Schools: Fort Bend ISD, one of the top districts in the metro
  • Median home price: ~$500K (Sugar Land East)
  • Commute to downtown: 30 to 45 min via US-59
  • Personality: established, safe, diverse, family-oriented

Katy

Katy is the western suburb anchor along I-10, about 30 miles from downtown. It is dominated by master-planned communities — Cinco Ranch, Cross Creek Ranch, Firethorne, and Tamarron — and Katy ISD is a top-rated district that has driven much of the area's growth. Median home prices vary widely by submarket, with older central Katy averaging closer to $310,000 and newer master-planned sections in the $450,000 to $700,000 range. The full daily-life view sits in the Living in Katy guide. Commute to downtown or the Energy Corridor runs 35 to 50 minutes.

  • Schools: Katy ISD, top-rated, deep extracurricular bench
  • Median home price: $310K to $700K depending on submarket
  • Commute: 25 min to Energy Corridor; 35 to 50 min to downtown via I-10
  • Personality: master-planned, family-heavy, lots of youth sports

The Woodlands

The Woodlands is the most ambitious master-planned community in the Houston metro — 28,000 acres of forest, a walkable town center, and corporate campuses (ExxonMobil, Anadarko, Hewlett Packard Enterprise) that make it functionally a second downtown. Conroe ISD's Woodlands schools are consistently top-ranked. The trade-off is distance — 28 miles north of downtown Houston via I-45 means a 40 to 60-minute commute into the city core. Median home prices run $450,000 to $900,000 with luxury submarkets above $1.5M. The Living in Kingwood guide covers the next-door forest community with similar amenities at lower prices.

  • Schools: Conroe ISD (Woodlands schools)
  • Median home price: ~$450K to $900K
  • Commute: self-contained for many jobs; 40 to 60 min to downtown via I-45
  • Personality: forested, master-planned, corporate, walkable town center

Pearland

Pearland is the southern suburb anchor along TX-288, about 20 miles south of downtown and 15 miles from the Texas Medical Center. Pearland ISD was ranked No. 27 on Niche's 2025 Best School Districts in Texas list and is the best district in Brazoria County. The median home price was about $375,000 in 2026, making it one of the more affordable top-school suburbs. The Schools in Pearland guide and the Living in Pearland guide walk through the daily picture. Commute to the Medical Center is 20 to 30 minutes; downtown is 25 to 40 minutes.

  • Schools: Pearland ISD, top in Brazoria County, No. 27 in Texas (Niche 2025)
  • Median home price: ~$375K
  • Commute: 20 to 30 min to Medical Center; 25 to 40 min to downtown via TX-288
  • Personality: affordable top-schools suburb, fast-growing, diverse

Cypress

Cypress is the northwest suburb cluster along US-290, about 28 miles from downtown. The area is anchored by Cy-Fair ISD, the third-largest school district in Texas, with strong neighborhood schools across the footprint. Cypress is heavy on master-planned communities — Bridgeland, Towne Lake, Fairfield, and Coles Crossing — with median home prices typically $375,000 to $600,000. The Cypress real estate guide and Living in Cypress guide cover the picture in depth. Commute to downtown is 35 to 55 minutes; the Energy Corridor is 25 to 35.

  • Schools: Cy-Fair ISD, third-largest district in Texas
  • Median home price: ~$375K to $600K
  • Commute: 25 to 35 min to Energy Corridor; 35 to 55 min to downtown via US-290
  • Personality: master-planned, suburban-family, lakefront communities

Spring

Spring sits along I-45 north of Houston, 22 miles from downtown. It is more affordable than The Woodlands next door, with median home prices around $320,000 to $425,000. The area is split between Klein ISD and Spring ISD, with Klein generally the higher-rated of the two. Spring is a good fit for buyers who want the I-45 corridor amenities — restaurants, retail, ExxonMobil access — without The Woodlands' price tag. The Living in Spring guide walks through what daily life looks like.

  • Schools: Klein ISD (higher-rated) and Spring ISD
  • Median home price: ~$320K to $425K
  • Commute: 30 to 50 min to downtown via I-45
  • Personality: affordable I-45 corridor, family-friendly, growing

Friendswood

Friendswood is a small, leafy suburb southeast of Houston — about 23 miles from downtown and 8 miles from NASA's Johnson Space Center. Friendswood ISD consistently ranks among the highest-performing public school districts in the entire Houston metro. The catch is size — Friendswood has fewer than 45,000 residents, and inventory is tight. Median home prices trended in the $475,000 to $625,000 range in 2026. The Friendswood real estate guide covers the market in detail. Commute to downtown is 30 to 45 minutes; to the Medical Center, 20 to 30.

  • Schools: Friendswood ISD, top-three in the metro by most rankings
  • Median home price: ~$475K to $625K
  • Commute: 20 to 30 min to Medical Center; 30 to 45 min to downtown
  • Personality: small, leafy, top-schools, tight inventory

How to choose

Three honest rules. First, pick the school district before the house. Most Houston suburbs have wider price ranges within them than between them, but the school district determines outcomes for your kids and your eventual resale. The Best Schools in Houston guide walks through all the major districts. Second, drive the commute on a Tuesday morning at 7:30 a.m. before you sign. Houston traffic is workable, but it is also unforgiving once you are stuck on the wrong artery. Third, factor in Houston toll roads and METRO Park & Ride — both can quietly take 15 to 25 minutes off a suburb commute if you use them right.

If a closer-in option might fit better, the inner-Loop and near-Loop options live in the Houston Neighborhoods Guide. If you are still weighing Houston against another Texas city, the Houston vs Dallas comparison sets the two metros side by side.
