I have been extremely disappointed with the lack of response from Rise HOA regarding an ongoing issue in our townhouse community. For months, I have reported residents feeding stray cats and leaving food outside on their porches, which has created an unsanitary environment. The stray cats regularly gather around the neighborhood, sleep in front of my door, vomit in front of my garage and entryway, and create a nuisance for homeowners. I have submitted multiple complaints, provided photos, and even supplied the addresses of the residents involved, yet no meaningful action has been taken. As a homeowner, I expect the HOA to address health, sanitation, and community concerns. Unfortunately, my repeated requests have been ignored, leaving residents to deal with the consequences. I hope Rise HOA will begin taking these issues seriously and enforce community standards consistently. If you’re considering living in a community managed by Rise HOA, be aware that response to ongoing homeowner concerns may be limited.

Being residents at The Valencia has been an excellent experience for my family. The complex is well-maintained, secure, and beautiful. We’ve stayed in the Houston Medical Center area several times for specialty care, and twice at The Valencia. Rise Association Management Group is outstanding. Sheree McGowan and her team, Alex and Jonathan, are professional, caring, and responsive, even after hours. When my daughter had medical emergencies, Sheree personally assisted late at night and a few weeks later, she and her team helped to ensure she got to the hospital promptly. Their compassion and responsiveness went far beyond expectations. They consistently communicate well and address concerns quickly, prioritizing property quality and resident safety. I highly recommend The Valencia and Rise Association Management Group to anyone seeking a community where management truly cares.

How Rise has so many positive reviews is beyond me. We have worked with this company for 7 years now and they are God awful. Our community has just a gate and shared driveway. There is hardly anything to manage, but yet any time we do need something done it either takes forever, is wrong, or both. We had ONE good property manager named Susan, and unfortunately she passed away. Since then it has been nothing but a revolving door of account managers that can’t seem to get things done in a timely manner. Maybe the Valencia property is a money maker for Rise since it seems to get 5 star service. Maybe people were incentivized for positive reviews, idk, but if you are a smaller property complex. I would look else where for a HOA management company.

Sheree McGowan at Valencia Condominiums is simply the best HOA manager I have ever encountered in my 25 years of Medical Center area condo living. She is attentive to detail, keeps the property immaculate and is an excellent people person who makes every individual feel appreciated and cared about. She checks all boxes with a five. A true asset that the property is fortunate to have.

Staff are really friendly and very helpful. Shout out to the frontdesk (Carlos, Cath, Zena, Million and Simon) and to the valet parking staff and housekeeping! Thank you for being so nice to me. You’re all wonderful.
