Kasa Houston River Oaks

I’ve just renewed here, and it’s the first apartment complex I have ever renewed at. The leasing team is nothing short of amazing, I feel like they put in so much work to create a welcoming environment and I love to pass them on the hallways. Even though it is quite a large complex, they greet me by name and always make time to answer my calls/emails when I need them! The maintenance team is wonderful. Things break or need servicing, and it’s always been completed within 48 hours, no matter how small or large of a task I’ve requested. The maintenance team is always seen around the complex but has made time to stop and talk to me a short while in the halls or in the parking garage when they have time! I’ve had one emergency maintenance request and felt awful for having to call in the middle of the night, but it was fixed SO quickly and they spent some time to reassure me. If there is a fix that would take longer than the 24/48hr mark, it’s always been communicated clearly to me as to why and when they expect the project/task to be completed by both maintenance and the leasing office! I really appreciate the team here. They deserve all the praise for creating a space I get to call home.

I moved in a month ago. Management and maintenance are wonderful. Great team work!! Quiet and peaceful area. The only thing to be considered is making sure all gates on property are closed and secure. I definitely recommend for people who want to be in an accessible area of River Oaks.

Keith did an amazing job showing us multiple floor plans and walking us through the amenities, as well as all the ins and outs of Harlow River Oaks Apartments. He was extremely knowledgeable, patient, and made the entire experience seamless! We’re confident in choosing this as our new place of residence and we have Keith to thanks for this!

I moved to Harlow River Oaks at the end of March, 2023 and My leasing agent Jay was a huge help!!! I moved here from Mexico and he made the process so easy. He got me approved promptly and his personality is amazing!!!! This was the first property I saw in the area and I filled out the application right after the tour. The property is in a great location… there are plenty of nice restaurants that are in walking distance - Target is also in walking distance. Joanna, the property manager, is also very sweet! The only con I have is sometimes the residents on my hallway don’t follow the rules when it comes to valet trash so that’s super annoying. Other than that, I would recommend staying here.

I’ve been living here for over a year, and while I don’t have major complaints about the apartment itself, dealing with the management has been an absolute nightmare. If you own a car, I strongly recommend looking elsewhere. Since moving in, my car has been towed and broken into, and the management has done little to prevent these issues or offer meaningful solutions. The towing incident happened because of their inefficient parking registration system. The website they use isn’t even managed by the complex—it’s controlled by the towing company. The interface is confusing and not user-friendly. I accidentally registered my car as a guest, and it was towed as a result. While I accept responsibility for the mistake, I went to the leasing office to get clarification on how to correctly register my vehicle. Shockingly, they refused to assist, claiming they don’t manage the website. This excuse is baffling, considering they’re the ones requiring us to use it! A few months later, my car was broken into, and the response from management was equally disappointing. When I reported the incident to the property manager, Joanna, her immediate reaction was to question why I left my AirPods in the car. Rather than showing any empathy or offering solutions, she dismissed my concerns entirely. She even went so far as to say that robberies happen at all apartment complexes, as if that justified the lack of action. When I brought up the fact that the gate was left open, I was told that it’s not a “security gate,” but merely an “access gate.” This highlights the lack of focus on safety at this property. Joanna also mentioned patrols but clarified that these are only to protect the complex itself, not the renters or their belongings. In addition to the safety issues, there are constant problems with the gates and elevators being out of service. Even packages being stole constantly. There are no security cameras or any proactive measures in place to deter theft or protect residents. If safety is important to you—and let’s be honest, it should be—this is not the place for you. The lack of accountability, poor communication, and dismissive attitude from management make living here far more stressful than it needs to be. Do yourself a favor and look elsewhere for a place where management genuinely cares about its residents and their safety. LASTLY, out of no where I began to have an issue with mice after being in the apartment and over a year. Apparently, they came in through a hole under my sink. That’s something else to look out for.
