Bellaire, TX real estate sits in a small but unusually durable corner of the Houston-area market. The city covers only 3.6 square miles inside Loop 610, holds about 17,000 residents, and runs its own municipal government independent of Houston. Most of the housing stock is detached single-family on lots between 7,500 and 12,000 square feet, with home prices that range roughly from $500,000 for an original 1950s ranch to $2 million-plus for a recent new-build on a corner lot inside Bellaire High School's attendance zone.
The driving force in Bellaire's market is HISD school zoning. Almost every address inside city limits feeds Condit Elementary, Pin Oak Middle, and Bellaire High — a magnet-rich campus of 3,000-plus students. That zoning premium has held home values stable across Houston's last two downturns.
Price ranges
Original 1950s ranch homes, generally 1,800-2,400 square feet on lots of about 8,000 square feet, trade in the $500,000-$800,000 range depending on condition and exact street. Many are sold as teardowns by builders who put up 4,000-square-foot two-story new builds in their place.
New-build homes from the 2015-2025 wave trade between $1.2 million and $2.2 million. The mid-block standard is roughly $1.4-$1.7 million for a four- or five-bedroom on a 7,500-square-foot lot. Corner lots and frontage on Bellaire Boulevard or South Rice can add another $200,000-$400,000.
Where the most active streets sit
Avenue B, Maple, and Pine just east of South Rice are popular for families wanting walkable access to Condit Elementary. The Braeburn Country Club area on the west side of the city holds the largest lots and most mature trees. South Side near Bellaire Boulevard mixes original ranches with newer rebuilds and has the easiest reach to the Bellaire Chinatown restaurants.
Property taxes and city services
Bellaire residents pay city of Bellaire property taxes, which fund the city's own police, fire, parks, and street maintenance separately from Houston. The combined property tax rate in 2024 ran roughly 2.0-2.2 percent depending on overlapping districts. School taxes go to HISD, so the schools are not a separate district despite Bellaire's independent city status.
Flood risk and insurance
A handful of streets near Brays Bayou on the south side of Bellaire sit in higher-risk flood zones from FEMA's updated maps, and a few homes were affected during Hurricane Harvey in 2017. Bellaire's rental market is small. Townhouses inside the city limits typically rent in the $3,500-$5,500 range. Single-family rentals are rare and sit between $4,500 and $9,000 per month depending on size and condition. Most renters arrive for HISD school access and stay one to three years before buying.
Schools and resale
Bellaire High School's reputation is the largest single driver of resale value in the city. Getting around and commute

Bellaire prices held up better than most of Houston during the 2023-2024 interest-rate slowdown and have stayed flat to slightly up since.
