Hello to all. I’m glad I did have an opportunity to walk in to Regard apartments today. The Leasing Agent Ms. Samantha was very polite very well professional worker for this apartment property. Her energy, her understanding as a new tenant looking to move in soon, she was very helpful. She made the atmosphere comfortable for me to decide to move in ASAP. Thank you for her assistance. Keep up the excellent work Samantha 😊.

I met with Samantha and she was amazing! Excellent customer service skills and very knowledgeable of the property. I didn't give her 5 stars because I didn't want you to think I was scamming you, but she is definitely worth a 5 star and more. I would definitely recommend anyone that is looking for an apartment to come and check her out. Tell her I sent you! He he

I have been living here since May of 2023. There a few concerns I think anyone planning to live here should know about. Security is a major problem! There are currently FOUR CARS in the parking garage that have had their wheels stolen!!! These all happened on different nights. The gate is often broken and there is no security guard on site. Obviously thieves know it too. There needs to be nightly security. The apartments themselves are not bad and are decently updated. The problem is the grounds of the apartment complex are not maintained well. Walking from your car in the parking garage to your apartment is very cringy. The hallways, elevator, and walkways are littered with trash and are dirty. There is also frequently dog poop on the carpet in the hallways. It usually takes a week or two before it is cleaned up. I've included a pic of the stairways so you see the network of cobwebs that has obviously been there for months. It will be embarrassing having company over. The apartments are managed by Greystar which is the largest apartment manager in the country. They are not known for being tenant friendly and constantly face numerous lawsuits. Greystar is also known for charging "junk fees" and keeping deposits. Also keep in mind your rent will be drastically increased if you renew. Greystar uses RealPage’s software to set their rent prices. The U.S. Justice Department along with the attorney generals of numerous states recently filed an antitrust lawsuit against RealPage accusing it of an illegal scheme that allows landlords to coordinate rental price hikes. I renewed my lease for what will be the last time a couple months ago and my rent was increased by 13%. I also just noticed for the last three months I’ve been charged a $15 “junk fee” called a “Building Loss Protection Fee”. When I brought this to the attention of the property manager he stated it was because they were not listed as an “interested party” on my renters insurance policy, despite me having an active renters insurance policy. When I informed/showed him that nothing had changed from my policy from the previous year where they hadn’t been listed as an “interested party” and did not charge this fee, he still refused to refund me the fees. So be aware this management company will nickel and dime you.

I had a great experience touring this property. Samantha, the leasing agent, was incredibly warm and welcoming and took the time to answer all of my questions thoroughly. The property itself was clean, well-maintained, and felt very home-friendly. Overall, it was a positive and comfortable experience, and I truly appreciated the hospitality shown during my visit.

This review is based on my partner’s and my experience living here. While the staff themselves are nice and polite, the overall living conditions have been extremely stressful. The gated doors you have to use to access the apartment buildings are constantly broken ,we’ve had to slip our hands through the other side just to unlock them, which feels unsafe and unacceptable. Management claims there’s on-site security, but we’ve never actually seen anyone doing rounds. Random people walk around the property because the doors stay open since they don’t work properly. We’ve even seen people squatting in empty units. On top of that, residents’ cars have been damaged or put on bricks. The only convenient thing about this place is the location, but the safety issues far outweigh that. This has been our honest experience, and we wouldn’t recommend living here despite the friendly staff.
