Unsafe building. See the pictures for yourself. During the time I lived here, security was a serious problem. I lived here for almost two years, and more than ten cars were stolen, with several others broken into. Despite repeatedly bringing concerns to management, there was never any noticeable improvement in safety measures. The parking areas felt poorly monitored, and residents were often left to deal with the aftermath on their own. Keep in mind, this is a building where the cheapest proper one bedroom (no a studio) starts at a minimum of $2,000, and realistically closer to $2,200 to $2,300. The apartments themselves are ok, but it’s hard to justify the cost knowing you’re unsafe and that if you go to your car at 2 or 3 a.m., there is a chance you might encounter a thief. What exactly is considered “luxury” about that? See the pictures, especially the crime data. I’m sharing these photos because tenants deserve transparency before moving in. Until security is taken seriously, I cannot recommend this building to anyone who values peace of mind. Management is barely helpful when things like this happen. I stored a set of wheels in one of the storage cages in the parking garage while I was on a trip, and they were stolen shortly after. I wasn’t able to press charges because there are essentially no cameras in the parking area, only a few that monitor the elevator. It could have been an outsider, a resident, or an employee but there is no way to know. There is clearly no guarantee of safety in this building, even though it charges high amenity fees and advertises itself as a luxury property. If you are a Rice parent, why would you want your child to live in a place like this? The concierge is already overworked and overwhelmed managing packages, escorting visitors/delivery drivers upstairs and handling constant resident requests, and thieves were frequently stealing Rice students’ bicycles. God forbid one of your kids runs into a thief who is armed.

Nice short term/long term apartment Building. next to Houston Medical Center. Highly recommend ever thought it’s a bit pricy but it’s worth it. The roof top swimming pool is fantastic and the view from the Gym is breath taken, the parking garage space is wide. The reception staffs are nice and friendly and the bell man too.

It was the perfect space and within walking distance to MDA and Texas Childrens. particularly the TMC, this is the place you should stay. The apartment itself is clean, bright, modern, and spacious. The building is pristine and everyone is super helpful. It is an extremely convenient location and just A+ all around and free garage parking and shuttle.

Great location to the Hospitals but not safe area. Muhammad at the front desk is excellent. This is a response I received from Management. During my time there, there was no security to be seen unless you're relying on Valet or front desk to deal with these verbally abusive and violent transients lurking around. I was even told by one of the staff that bicycles get stolen in front of the building on more than one occasion and management doesn't do anything about it.
