Stay away from this place if possible. I lived there for 5 years. Owner didn't fix anything the whole time. HOA doesn't do anything either. Demographic greatly changing over time. Safety becoming questionable so I'm SO HAPPY that I moved out last month. It was the BEST decision I could make.

Rented a condo here while staying in Houston and the unit was cozy but water pressure is garbage. I also didnt know that the shower wouldnt have hot water coming out so when communicating that to owner they gave me the run around to fix it. Be sure you check EVERYTHING IS WORKING. Also, be aware that the mailboxes get broken into constantly and the HOA doesnt invest or do anything about it so be sure to get a mailbox somewhere. Alsoc of the 3 pools only one is maintained at the very front which isn’t convenient. Parking is plentiful but residents are mostly labor class so expect no courtesy, friendly neighbors or family oriented environment. Wouldnt rent again now that I experienced it but it served my purpose for the 6 months I stayed in Houston.

I moved her 6 months ago because it's near my job and I thought these people are retired and quiet people and nice this is what I thought. But my neighbors next door he has all the people even I tell him good morning he doesn't say hi. I try always to be nice but none of it works the other peopl are ok only this guy. He doesn't like our family because we are Arab people and not white like him. Just cuz I am Muslim and he not. Even he see me clean my car he want to make a report for me. He is in number 20 so be careful

Worst Property Management in Houston. They are using "Spartan Security Company" for and many of owners (including my family) are facing serious issues with one of their security guard. Mentioned guy is a short black guy whom comes from Haiti whom cannot speak English. This irresponsible guy used to insult owners instead of respecting/protecting the owners. This is hilarious to being insulted at your own home! This guy is rude and his behavior is so offensive and annoying. Worst part: The management doesn't care at all about this guy and about his behavior! Indeed they got his back! As an owner you have neither security nor respect in this place. Worst decision to move to this place! We are within our legal rights by Texas law regarding hardship and financial lost induced by this short black Haitian guy and the property management.

We needed it and you said no now we're stuck in a horrible situation. but of course you don't care cause your brain is just filled with money. You kept calling and texting wanting it now more money you say well we don't want to live here anyways. if we are not able to breath and think about living here and make our own decisions then we wont. So desperate. be considerate and most of all have a nice day. You get the gyst of the situation and well let the world come around to pay you back.
