    I lived here for 14 months and was counting down the days my lease was up. The walls are thin and you can hear EVERYTHING. I constantly heard banging, thudding and running from the people above me. I could hear when they used their washer and dryer which sounded like a stampede. There is no package room where you can retrieve your own packages with a code or key, you have to wait for someone downstairs to let you in assuming someone is even downstairs. Packages are frequently left sitting in the lobby hallway. Pet owners are not monitored; there is consistently pet waste on the carpets. It’s disgusting. Breed restrictions aren’t enforced either because I’ve seen Dobermans and Pits in the hallways. The Waterwall Park traffic is a nuisance, but they can’t do anything about that so I don’t place blame there. There is only one entrance and exit to the garage so that traffic directly affects your ability to drive in and out. There is dust EVERYWHERE in the units, no matter how much you clean. The conference room and sky lounge are perpetually covered in food crumbs, and the lounge sofa is constantly covered in pet hair from unattended dogs jumping on furniture. I found it comical that there is a mandatory “boiler management fee” despite the multiple emails about the boiler breaking, leaving us with no hot water in January when it’s 40 degrees outside. Add in frequent, random fire alarms and water outages (or brown water). Common work areas are useless because the WiFi is subpar and there is barely any cellphone reception. Don't know how active the so called “courtesy officer” is. There was this time when I was driving into the garage probably around 8pm and on the first floor I could see a person lying behind a car in a sleep position. I mentioned it to the front office and was told to contact the courtesy officer. Fast forward a week and I am leaving my apartment to go into the garage on the second floor around 7am. Once I get to my car I stayed in my car about 5 mins before driving off. I look up to see the same man walking out of the trash room. He had been in there quite sometime (at least 5 mins) he looked displaced and a bit out of it. He walked up and tried to open the door to enter the building on the second floor garage but couldn’t get in because he didnt have a key. At this point I could assume he wasn’t a resident. After not being able to get into the building he proceeds to just start walking around the second floor garage. I call the courtesy officer and then emailed the office about it. They looked at their cameras and “identified” the individual saying they would take care of it. When I followed up asking if that was a resident or if it was some random person who was just able to get into the gated garage it was crickets from them which told me everything I needed to know. There were domestic violence issues among neighbors that was recorded and sent to the front office but I never heard from them. A week later when it happened again I went downstairs just for the person at the front desk ( I think her name is Telma) to say to me “oh my manager hasn’t seen the video yet and neither has the courtesy officer.” And it’s been a week. Ridiculous. Moving out was just as annoying—they ignore emails until the day you turn in keys. They failed to return my security deposit within 30 days required by law, and they dishonestly documented my reason for leaving as "employment change." This place is not “luxury” (for context I paid $1967 BEFORE utilities for the A3 floor plan), it’s not worth it unless you just want to be in close proximity to the Galleria. The garage gate was broken and left open 24/7 for the ENTIRE month of April. I moved out May 3rd and it was still broken. Management only acknowledged it after enough residents complained. Save yourself the money and the headache and do not move here. Also just a side note some of these 5 star reviews are conflated with the waterwall park across the street not the apartment building and with people who have toured but don’t actually live here.

    Terrible management, office never pick up the phone, nor returning emails, office manager always out of office. I had a terrible experience with Telma and her manager. Trying to lease apt 505 and they quote me $1788 with 2 month free, even though I was quoted for the same apt same size were given 3 month free concession. They told me they were going to check with the regional manager to honor that. Telma disappeared for days, never returned emails. The apt locator called the manager and she told him there’s no concessions on apt 505. So definitely total chaos. Again, she mentioned she’s going to speak with Telma and get back. Nothing happened and both disappeared. Now the same apt. Online goes for $2260. Misleading practices! Who would pay that price facing the waterwall noise 24/7. The other guy working in the office - Josh, is terrible, he won’t help, useless. Management used to be much better and more respectful. Be careful leasing at this place or doing business with management. Total waste of time and effort.

    I recently toured this property with Josh, and he made the whole experience super easy and enjoyable. He was very informative about the different units and helped me narrow down which floor plan worked best for both my needs and budget. I really appreciated how honest and personable he was throughout the tour — you can tell he genuinely cares about helping people find the right fit. He also gave his own thoughts on the layouts and features, which made the experience feel much more personal. Definitely recommend asking for Josh if you’re planning to check this place out
