‼️This apartment was by far the worst living experience I’ve ever had. My unit had a SEVERE TERMITE infestation, with droppings all over the walls, windows, and floor, and management did almost nothing to fix it. They tried to gaslight me into thinking it was “just my unit,” but based on what I saw by the stairs, I’m confident the entire BUILDING 4 was infested. To make matters worse, my AC unit stopped working during this time, and instead of replacing it, they put a temporary unit in the same termite-infested room and expected me to live like that. I began having serious respiratory issues from the conditions and was forced to move out for my health. When I asked for a different unit, management told me I’d either have to pay more or downsize due to “market rate changes.” They even went so far as to threaten that if I involved a lawyer, they wouldn’t do anything to help me. After I finally broke my lease, they rushed to put my unit back online without properly addressing the infestation and still charged me a cleaning fee. No compensation was ever offered for what I went through, and they made the entire process as difficult and stressful as possible. The management here is dishonest, unprofessional, and has no concern for tenant safety. Save yourself the stress, money, and health issues—do not move here. This was 4305, pls for your health and own good don’t move in!!

I was a resident here when they were Camden City Centre and have recently moved back in after the management shift to CWS. The unit is great. The noise is surprisingly low for Midtown. The amenities are great for the price. The front office staff, especially Isabella, is fantastic. They are extremely helpful and prompt with responses. Isabella has made me feel right at home since the moment I toured the property!

I previously lived at Camden Downtown and just transferred to this location. I’ve been here for less than a month, and honestly, I would not recommend moving here. The location itself has its perks, but the issues I’ve experienced—especially with management—make me question whether it’s worth it. When I moved in, my dryer wasn’t working. I reported it several times, but when I finally spoke with someone in the office, they were rude, dismissive, and acted like my concerns weren’t important. It still took five days before anyone came to fix it. On top of that, the keypad to my apartment wasn’t working. One night, I was locked out, called the emergency line, and waited on hold for 20 minutes with no answer. Eventually, the keypad started working on its own, but it was a terrible experience. That was just the beginning. I later found cockroaches in my refrigerator when I moved in—absolutely disgusting. I also love dogs, but the entire property constantly smells like dog, which is unpleasant. What really pushed me over the edge happened today. Because of how inconvenient the building layout is, it can take me nearly 10 minutes to get from the garage to my unit—through skybridges, waiting on slow elevators, and finally reaching my floor. Naturally, when I saw street parking close to my building, I parked there. Unfortunately, my car was broken into and my belongings were stolen. I understand this is Midtown and crime can happen, but what shocked me was management’s response. When I asked about camera footage, the front desk staff asked why I hadn’t parked in the garage, then told me there were no cameras covering that area. When I pointed out that cameras were clearly visible, I was rudely told by Rachel that no such cameras existed and that they couldn’t disclose where cameras were actually placed. We are paying high rent—how is it possible that there aren’t functioning cameras to protect residents? It’s ridiculous. To make matters worse, a few weeks ago, I saw someone urinating outside the entrance to the building. The security guard not only let him into the building, but when I raised the concern, she told me she couldn’t do anything because she “didn’t have his information.” If you can’t verify someone lives here, why are you letting them in? And instead of monitoring the property, I often see security staff just hanging out by the pool. I never had these problems at Camden Downtown. The real issue here is poor management—it makes what could be a great property feel unsafe, frustrating, and unprofessional.

Overall, my experience here was a pretty good one. There isn’t too much to complain about as the pros for sure outweigh the cons, and the price is fair for the location, especially since you’re within walking distance of many bars, restaurants, and lounges. The property overall—including the garage, hallways, sidewalks, pool, gym, lounges, and common areas—was kept very clean and well put together. The staff was always respectful and took concerns and complaints seriously. The unit I stayed in (Building 7, first floor) was very beautiful and well maintained. A few cons to be aware of: the location is in Midtown, which has very active nightlife. Be prepared for strangers parking on the street and increased noise on weekends. Another issue was fruit flies. Building 7, first floor in particular, had a significant fruit fly problem. Both myself and neighboring residents experienced ongoing issues with this. Maintenance was also a bit slow and forgetful at times. My AC went out at one point, and the maintenance ticket was closed twice stating it had been fixed when it had not. I had to reopen the request and follow up multiple times before they gave me a very loud portable ac unit and still had to wait a week for the ac unit to actually get fixed. One thing to note, this was previously a camden and got bought out in november. the new management team seems on top of things but i was only there 1 month under new management. overall, this is a pretty dope place to live and i would recommend it

As a college student looking for off campus housing, I had a great experience renting here. The complex is just a short drive away from UH campus and the drive is unaffected by traffic. Both the Apartments and Amenities are some of the nicest that you can get in Houston, and the multiple game rooms, pools, and workout facilities fostered a great community. The area is very safe and fun, and there are a plethora of bars and restaurants in the immediate area which makes for fun nights out. Again I would recommend living here as it has been a great experience for me.
