‼️This apartment was by far the worst living experience I’ve ever had. My unit had a SEVERE TERMITE infestation, with droppings all over the walls, windows, and floor, and management did almost nothing to fix it. They tried to gaslight me into thinking it was “just my unit,” but based on what I saw by the stairs, I’m confident the entire BUILDING 4 was infested. To make matters worse, my AC unit stopped working during this time, and instead of replacing it, they put a temporary unit in the same termite-infested room and expected me to live like that. I began having serious respiratory issues from the conditions and was forced to move out for my health. When I asked for a different unit, management told me I’d either have to pay more or downsize due to “market rate changes.” They even went so far as to threaten that if I involved a lawyer, they wouldn’t do anything to help me. After I finally broke my lease, they rushed to put my unit back online without properly addressing the infestation and still charged me a cleaning fee. No compensation was ever offered for what I went through, and they made the entire process as difficult and stressful as possible. The management here is dishonest, unprofessional, and has no concern for tenant safety. Save yourself the stress, money, and health issues—do not move here. This was 4305, pls for your health and own good don’t move in!!

DON’T MOVE HERE UNLESS YOU ARE ATTACHED TO A SMARTPHONE. BECAUSE YOU CANNOT GET IN WITHOUT THEIR APP! UPDATE (02/02/26): The issue has been resolved, but my concerns remain. Prior to my complaints it was a challenge to access the apartment building without a smartphone. I hope the management will implement a solution for all residents in case a phone is damaged, stolen, dead, or unable to download applications. I have added two more stars because Derrick was able to assist me in resolving this issue. However, other leasing agents advised me to request family or friends to download the Chirp app so that they could unlock my apartment when I come and go. That is an unreasonable request in my opinion. UPDATE (02/13/26): I have to add another star because the awesome Maintenance guy (I think Osmin was his name). He fix the issue I called about yesterday, plus another simple issue I had. With that being said please read my full review and those from others as it’s important to know before renting here. :)

I’ve lived here for over a year now and saw the transition from Camden to Marquise. I, like many other reviewers, shared frustrations with Camden’s management, but was still concerned about an unknown new owner taking over. It’s been a few months now and the new management has handled the transition impressively well. Shortly after taking over, they did what residents had been planning to do for years: hired staff to clean up the dog poop around the complex. The complex is so much cleaner, I almost never see dog poop left around, and if I do it is promptly handled. It’s actually inane how easily they handled that complaint. I’ve also noticed the garbage rooms are getting cleaned out more regularly—trash doesn’t pile up for days like it used to. I’ve had to request a few maintenance fixes and the maintenance team is as good as it was under Camden, which is a compliment because maintenance was the one good thing people had to say about Camden. Complex repairs have also been handled quickly as they come up. Another change is rent payment. Camden would charge a “convenience fee” for electronic payment that for me was nearly $100/month. Marquise did away with that, and only charges the card processing fee, which is standard (roughly $9). They have implemented virtual parking passes, whereas Camden required you to print out guest passes that would only last a day (they would expire at noon the next day so if you weren’t around to print a new one and put it on the car it would get towed). The virtual passes make it a lot easier. I’ve also had good experiences with new management when I’ve needed to report concerns. The latest installment of that was today, and Derek the property manager was very helpful and respectful, and worked with me to a resolution. Security now also does patrols. The Camden security would park in one spot and stay there all night on her phone. I’ve seen personnel drive around the complex in the golf cart throughout the night which feels a lot better as a resident. The complex is a better place to live under the new management. If you’re considering living here, take old reviews with a grain of salt. The new management is doing a great job turning this place around, and it is still affordable and in a central location!

I wanted to take a moment to share the positive changes we have seen since the management change. Because they are worth noting and they have changed this property from a place that my daughter felt unheard in, to a place where she feels heard, seen, and appreciated as a resident. We recently had a misunderstanding regarding lease timing during the ownership transition, and I want to publicly acknowledge how professionally it was handled. There was some confusion tied to the prior management structure, but Rachel stepped in, reviewed everything carefully, and made sure the situation was resolved fairly. She communicated clearly, responded quickly, and genuinely worked to find a reasonable solution instead of escalating things. As someone who takes care of his family, it matters so much to know that when issues come up, management is willing to listen and act with integrity. The new management team has been responsive and solution-oriented, we have noticed a significant improvement on maintenance response time, communication, and overall cleanliness of the property and we appreciate the way they handled this situation professionally and courteously. I see great things in the future for Marquis Enclave, strong management always makes the difference! Thank you again, Rachel.

The property’s location is excellent - I’d give that five stars. However, my experience during the move-in process has raised some concerns. Upon transferring from another Camden property, I found that the apartment had not been thoroughly cleaned prior to move-in. The make-ready appeared incomplete, with dust visible on baseboards and other areas (see attached photos). When I requested that the apartment be cleaned more thoroughly and the service request be addressed, the response I received did not acknowledge the issue, and no offer was made to resolve it other than maintenance would come by and try to clean and make the repairs. I was also told “I can’t guarantee we’ll replace it if I cannot be repaired.” Additionally, when I asked if the could be scheduled and/or contacted due to both residents working from home, I was informed that neither accommodation could not be provided. While the location is a strong benefit, I believe there are opportunities for improvement in customer service, communication, and attention to detail during the make-ready and cleaning process - especially since they charge you for a cleaning upon move out. I’m current having to thoroughly clean my apartment myself after moving across the country and starting a new job. It’s not ideal, but I would steer clear of this place if you’re looking to have a great living experience. You won’t find it here :)
