I normally don’t write reviews, but this apartment has been a nightmare from day one. I moved in October 2024 and They charged me pet rent and a pet deposit for my ESA, even though Texas and federal law say assistance animals cannot be charged pet fees.Within the first two weeks, a main sewer line broke, flooding our bathroom, bedroom, and closets with human feces. There was no emergency number posted, calls to the office went unanswered, and maintenance “cleaned” it with a shop vacuum while we were left to clean the rest ourselves. The manager was dismissive and rude, and an alternate unit offered to shower in was filthy and smelled like cigarettes. Maintenance even locked both locks, forcing us to climb through the empty unit next door. The managers responsible were eventually fired. Months went by without proper utility billing. Management had the previous tenants listed in our unit, overcharged us rent ($1,050 instead of $989), and billed utilities for four people instead of two. I discovered I had a first-month credit that was never applied, roughly $400 in utility overcharges, and ESA fees. I had to resolve this myself because management failed to act. Two weeks ago, our dishwasher flooded the kitchen and a closet. Emergency maintenance fixed the appliance but promised the weekday crew would repair a leaking faucet under the sink — they never came. My cracked window remains unrepaired despite repeated requests. Recently, I was told I had a $200 credit and asked to re-sign a lease, but was instructed not to sign until corrections were made. Days later, I received a $170 past-due notice, and now management is threatening to tow my vehicle from my assigned spot while trying to charge $1,079 for a month-to-month lease. This apartment demonstrates a consistent pattern of mismanagement, unsafe conditions, ignored repairs, false notices, and broken promises. I would not recommend this property under any circumstances.

This company took over Whisepering Oaks in Conroe, Tx and they finally replaced my refrigerator almost 10 days later with a infested fridge and made sure to make me look bad when I told their maintenance guy to stop talking loudly on the phone. Now I've been made to look bad cause I match energy and you aren't gonna make me look to be a liar and talk to me a certain way. I am gonna stand up for my family and these tenants who care about how they live and safety and clearly this management company only cares about the bottom dollar.

Do not ever rent a property managed by oak leaf. I live in Central Park condominiums and our ac hasn’t been working for two weeks now, our property manager either isn’t in office or just blatantly refuses to help us the “24 hour” maintenance guy that literally lives on the property refuses to fix it and I call oak leaf on average five times a day just to be told someone will call me back. They’re making us live in an uninhabitable apartment with no working ac in July in Texas which is illegal

From Fountains at Tanglewood in Galleria area. I have been waiting 2 1/2 months for my referral check to come to me. Have not gotten anything and am pretty disappointed that I’m receiving radio silence from Michelle and Andrea and Accounts Payable. Best believe I will be leaving my one star review until this issue gets resolved. The property manager here does nothing but call in sick also. Have been trying to talk to her and can’t because she’s always gone.

I currently live at an apartment managed by Oak Leaf and have been here for almost 3 years. In the time I’ve been here, this property has gone through about 4-5 different managers. They make changes to the “rules” and don’t update anyways lease or have anyone sign anything stating the new “rules”. These people also find any reason to go into people’s units here. I get yearly inspections but why is “corporate” touring every unit? It’s weird and never heard of that. I keep my apartment clean and follow the rules, so it’s fine but it’s the lack of privacy I feel like I have here. I’m 9 months pregnant and would like to be able to relax in MY living space that I pay for without being bothered by management and whoever else every damn month. I cannot wait to move far away from here.
