Writing this review to kinda off set the 1 stars... I have lived here a full year, and just renewed for another. The price point and location is awesome, I love being so close to friends, entertainment, and unique dining options. Sidney has been my girl day one, super sweet and helpful during the approval process and during my residency here. Sometimes drunk ppl will keep you up, then landscaping wakes you up. You live outside of downtown of the 4th largest city in the US.... you don't live here for silence. You'll get a good night's sleep 80ish% of the time. When I first moved in there were plenty of problems with the apartment itself. Paint was on the tub, windows, cupboards, ciling, light fixtures, and floor. The carpet was replaced with vinyl (I prefer that) but they didn't do anything about the gap in the baseboard.... all this left the apartment looking rough. I probably put in 50+ hours fixing paint, cleaning windows, and sealing the baseboards. I didn't mind too much, the crew employed to tidy the units between tenants isn't paid to care about "details". There was also a mild German cockroach issue the first month I moved in. To address a pest issue you need to understand them. Vacuuming daily, and steaming instead of mopping will solve this quick. Others are mad about roaches but fail to reconize they live on the first floor out side of downtown in a bayou city... please reflect on that. Management can't change your biome. The hallways and stair wells can be dirty... I would like if those were cleaned.

I’ve lived at Metro Midtown for over a year now and waited intentionally before posting this review so I could provide an honest, long-term perspective. After my first lease term, I chose to renew and extend for another year, and the number one reason is the staff. From Sidney, Brian, Star, and Daniel (who is no longer with the team) — every single one of them has been exceptional. They go above and beyond to accommodate residents in every reasonable way. Whether I’ve lost keys, needed housekeeping access, or had packages delivered, they always help promptly and professionally. I truly feel safe, supported, and cared for here. They make me feel like family, and that’s rare to find in apartment living. Their level of service and kindness is the main reason I renewed my lease without hesitation. The location is unbeatable. Being right in the heart of Midtown, with quick access to I-69, 59, 10, and 45, you’re minutes from downtown and close to everything Houston has to offer. It’s incredibly convenient. Parking is also excellent. I park in the garage, and there’s always ample space. Guest parking is easy to manage through registration, and I’ve never had any issues with visitors finding a spot. Maintenance is top-notch. The team is friendly, responsive, and professional — they remember you by name and typically handle work orders the same day. It’s a level of efficiency that really stands out. Regarding cleanliness and upkeep: I’ve never had any issues with pests — not one roach in either of the two apartments I’ve lived in here. I truly believe some of the negative reviews about infestations are more reflective of individual living habits than the property itself. The grounds, pool areas, gym, and lobby are consistently well-maintained. The hallways could use a bit more frequent cleaning at times. Keypad access for food deliveries is a bit tricky, but this is a large community, and those are very minor issue compared to all the positives. The community offers great amenities — clean pools, a well-equipped fitness center, resident events, coffee in the lobby, and thoughtful touches that make living here enjoyable. The pricing is very reasonable for the area, especially given the quality of service and the prime Midtown location. Overall, Metro Midtown has exceeded my expectations. It’s a safe, welcoming, and well-managed community that genuinely values its residents. I’m so glad I didn’t listen to some of the negative reviews and instead relied on my own experience. I love living here and absolutely see myself staying for the long term. Metro Midtown is amazing — truly amazing.

I am extremely disappointed with Metro Midtown Apartments and want future residents to be aware of the ongoing security issues here. On October 22, all four tires were stolen from my brand-new 2025 Toyota Camry while it was parked in the 2nd-floor parking garage inside the property. This was not a random incident — earlier this year, my roommate’s car also had the windshield and windows shattered in the same garage. Despite multiple incidents happening repeatedly, the management takes no responsibility, They claim security is important, but nothing meaningful has been done to protect residents or their vehicles. Because of this theft, I had to pay out of pocket and my insurance premium increased — all due to the apartment’s lack of security. Management shows zero accountability and no respect for residents’ safety or concerns. I strongly urge anyone considering leasing here to think twice. This place is unsafe, poorly managed, and absolutely not worth the risk. I do not recommend Metro Midtown Apartments to anyone.

I was greeted by Brian, had a wonderful tour with Sydney, introduced to the managers, Star and Daniel . I really liked the spacing of the apartment and it’s very affordable. The property was really nice and everything is within walking distance. The whole staff was lovely, offered me a beverage and a snack while we went over the prices. I definitely recommend yall to stop by and check it out.

PROS: Location, Price, Somewhat decent units, pool is somewhat clean. Safe garage (dont park on street tho). Never saw any cars broken into or tires stolen. lockers for packages usually worked. club area. gym. Quiet-ish neighborhood. Front office is nice and responsive. CONS: BUGS (first floor unit had all kinds of bugs including roaches), Dirty hallways (dog smells!! and trashy neighbors!!), Maintenance (sometimes rude, always making noise early), unexpected fees, pedestrian gates always broken. cant get into gym because gates broken/locked. Pool area not clean and bbq pits never work. Dumpsters full/rats. Too many annoying kids/teens. Loud AC unit (pay attention to this when touring). Renovated units aren't that nice, but decent. OVERALL: 3 STARS. Good for temporary stay but I was ready to leave after one year. I wish the pool area/bbq pits were better so I can enjoy/have guests.
