Valeria was absolutely amazing to work with! She made the entire leasing process smooth, fast, and stress free. From the first conversation, she was professional, friendly, and incredibly responsive to all my questions. She went above and beyond to make sure everything was clear and handled on time. You can really tell she cares about her clients and takes pride in her work. I highly recommend asking for Valeria if you want a great leasing experience.

I’ve recently moved but I’ve lived at Falcon at Grand Harbor for a year, and I wouldn’t recommend this place to anyone. To start, the leasing agent who helped me in the beginning, Ruby, was great—no complaints about her. However, I soon realized that they try to bribe you into leaving a “five-star review” in exchange for waiving the application fee. So, a lot of the positive reviews you see are fake, fabricated, and misleading. Ruby is no longer working there, but she was helpful during my initial interactions. The leasing agents NOW are very unprofessional, rude, and acts like they don’t want to do their job. Hot Water Issues: When I moved in, there was no hot water. I submitted several work orders, and after a long complaint, maintenance finally replaced my water heater—three work orders later. This should’ve been taken care of PRIOR to me moving in. Everything should be checked before a new tenant move in. Building and Neighborhood Maintenance: The upkeep of the complex is terrible. They don’t clean or power wash the buildings at all. There was a dead bird on the staircase, nests in the corners of the building, and bird poop all over the staircases. Management never had the building power washed despite the filth. There’s dog poop everywhere and puddles of dog urine. The hallways constantly smell of poop, pee, and cigarettes. At one point, a neighbor allowed their dog to poop in the hallway for months without cleaning it up. I complained to management, and all I got was a generic response, “We’re working on it.” It took multiple visits to the leasing office and countless work orders to get the issue addressed. Appliances & Maintenance: My fridge, microwave, and washing machine all constantly broke down during my time here. Towing Issues: Towing is another issue—before you even get into the neighborhood, there are two tow trucks waiting to tow someone’s car. 3. Smart Lockers The "smart" lockers, which we’re charged $15 a month for, are consistently malfunctioning. The leasing office staff frequently have to go over and unlock them manually because the system is unreliable. Honestly, it makes me wonder what I'm paying for. 4. Broken Gates The gates, which are supposed to provide security, were broken around 70% of the time during my stay. The gate would often stay open, creating serious security concerns. My Decision to Leave: I ultimately decided not to renew my lease because I was fed up with the whole experience. Kristina, the assistant manager, reached out to try and keep me as a tenant, offering two weeks free rent. I turned it down and told her I’m standing on my decision . I would rather couch hop than stay here for another year. I would not recommend this complex to anyone looking for a clean, safe, or well-maintained place to live.

If i could give no stars i would! Me and my husband went to tour this apartment on 1/29/26. Well right off the bat, one of the leasing agents Mkay wasn’t giving her her best when showing us an apartment Even stated she isn’t giving her her best because she has a headache either way she should still be more professional. She told us multiple times she would give us a call back never did every time my husband called. She kept saying she has to get with her manager to check something Not once ever gave us a call back my husband would have to keep calling them. Then he finally got a hold of the manager or assistant manager Emil, Emil basically told him that we were good to move in on the 11th and he would see us on 11th of February. I wanted to go look at the unit that we were going to be living in mind you got approved had the apartment number on the portal when we walked in and told them that we were here to tour the apartment we were gonna be living in or something like it they seemed very confused then basically told us that somebody else had already put a security deposit down for that unit mind you. Mkay nor Emil Said anything about a security deposit Emil literally told my husband That he was approved and he was good to go and he would see us on February 11. Then one of the other leasing agents whenever she told us that the unit was taken, she tried to give us a different unit But then added that we need a first months rent for a security deposit because of something supposedly on our credit. So we left my husband tried to call Emil multiple times But they never answer at that property. He finally got a hold of Emil Told my husband, he would get with his manager or whoever to see if something could be done But then next day never gave my husband a call so of course my husband had to call him and he basically told my husband that it’s a take it or leave it situation. Didn’t try to work with us or anything even though they screwed us over with telling us we got approved with a unit. In mind you he told us this on 2/5/26 a whole damn week. Never has it taken me long to try to get an apartment. Our first instinct of not living here should’ve been whenever they can’t even give you a call back whenever they say they’re going to. They never answer the phones even whenever we were in there you have people looking for Emil and that he was nowhere to be found. we were told new management took over this property. How bad was the last management for this sucky management to take over?

Emil Williams is absolutely amazing and a gem to have a as one of the property managers. Beyond knowledgeable, personable and attentive. I haven’t had any issues but he absolutely makes me feel like if I did he would personally see to it being resolved to my liking in a timely fashion. It’s hard to find good help and service but with Emil a step In the right direction. I’ve seen him go above and beyond and it’s doesn’t go unnoticed

To whom this may concern Please don't lease from this property I moved here May 1,2024 - August 2025 Upon arrival the apartment was cleaned properly. Sherika the apartment manager at the time I was there was The absolute worse She said they would clean and get the things in order Ruby use to work there and was very welcoming but the property manager Sherika Smith over step on everything They changed so many office staff The maintenance men are the absolute worse I do believe her husband (Sherika ) worked as maintenance as well.. The paint a picture as if the apartments are so good but they aren't I went in and told them someone tried breaking into my apartment No police showed up and The property manager never called me Two weeks before I moved someone stole my vehicle and still nothing from the police or office.. Hurricane Beryl came and my unit had a leak from the front door to the closet in my bedroom They never came to repair it and they had contractors and I paid insurance they never came to repair anything in NY unit it was wet I set pictures Mold and mildew was in my unit my son and I became sick until the day we moved out.. THEY NEVER ANSWER THE PHONES THEY DONT REFUND DEPOSIT STAY FAR AWAY FROM THIS PROPERTY IT LOOKS NOCE ON THE OUTSIDE IT'S A MESS ON THE INSIDE AND WAS GETTING WORSE ALLOWING any everyone in to meet their quota.. I recorded all conversation and kept a paper trail of all that happened I dont trust the company or the property manager Good luck if you move here stay aware The don't allow you to rent the clubhouse, The car wash the claim is something you pay for isn't a car wash at all The pool wouldn't open when I first moved in and it was basically summer the manager wanted control over everything One person did something and she punished the entire community. The apartments has potential but not under the management of Smith taste acted as if everyone was the problem when it is her She is the problem Even the police don't like her She is the reason the apartments will go down. Don't trust her she lies so much.. But I have recordings and emails just incase we need to go to court about my deposit!!! I paid my rent on time and mind my business Please avoid these apartments by all means necessary And to put the cherry on the cake The front door when I moved in I heard the wind and when it rained it would rain inside of my unit They blamed it on the way the apartments were built No accountability was ever taking I even recorded the corporate maintenance man He said he would put in work orders they never got done! The unit was 1227 The allowed the Hispanic woman under me to moved but told me there was nothing available people were moving left and right They had a courtesy off on property He never showed up or never saw him on the property Not for the attempt break-in or the for my stolen car!!! Also they would try to make us do reviews before we moved in.. The property and owners of the property was EXPPM...
