Grand Fountain Apartments is hands down one of the best communities I’ve lived at.The property is well maintained, the grounds are clean, and the atmosphere is welcoming and peaceful. Maintenance is quick, reliable, and responsive issues are handled efficiently and with care. Multiple times I have made a request and they are there right after. The amenities are great. The location is also a huge plus being right on the highway able to get to downtown easily for work. Overall great place to live!

It’s extremely roach infested I wish we knew before renting here. Despite multiple complaints to managment we have seen no resolution. We clean thoroughly take trash out keep baits but they are relentless. Me and my family will not be renewing our lease as their managment has not done any extermination efforts. It’s unhealthy and clearly lack of cleanliness at many levels.

The swimming pool is absolutely five-star—clean, well-maintained, and perfect for relaxing or spending time with family. The gym and common areas are also very well taken care of, always tidy and inviting. One of the major highlights of living here is the Katy school district. The nearby BHE elementary school is just a short walk away and easily deserves a 10 out of 10 rating for both accessibility and quality. The leasing office staff are fantastic—always friendly, efficient, and professional. A special mention goes to Desirae Hamilton, who truly made our experience exceptional. From the moment we applied, she was polite, professional, and incredibly efficient, completing our application process within just a few hours. Even while on vacation, she made the effort to return my call and help resolve a question I had. Her dedication and customer service are truly commendable. She also organizes fun community games and activities that make the place feel like home. Overall, Grand Fountain Apartments is a beautiful and well-managed community. I highly recommend it to anyone looking for a peaceful, friendly, and high-quality living environment in Katy-Richmond.

I’ve had an amazing experience living at Grand Fountain! The management is responsive and friendly, maintenance request are handled quick and the amenities are top notch. The community is well-kept quiet and feels like home. Plus the location is super convenient with great restaurants and shopping nearby.
