Grand Reserve truly feels like family. Even though I’d only lived here for a few weeks, Kelly and David went out of their way to help me find a cat sitter before a trip to Japan. They consistently take time out of their day to make sure I have everything I need, and their kindness is absolutely genuine. The property is beautiful, and after just two months, it already feels like home. There really is no place like it.

I lived here for 2 years with my family and kids, and I’m writing this to hopefully save another family from falling for this scam. My base rent was $2100, but after all the ridiculous fees (3 separate water bills, 3 separate trash fees, valet trash, a bogus “renters insurance lapse” fee every month), I ended up paying $2550–$2600 every month. Complete rip-off. Small maintenance issues like a light bulb or drain get fixed fast, but anything major? Forget it. During the hurricane of 2024, the roof was damaged and my ceiling leaked. I reported it the next business day and it took them 5 months to “fix” it. And the “fix” was literally someone painting over the wet, still-leaking spot. Roaches!? Reported them and was told by Kelly, “Well, you’re in Houston.” That was their solution. The manager Claudia never responds — instead, you’ll be bounced between Kelly and whichever new associate lasts a month before quitting. The property is trashy and poorly maintained: • Pool is closed constantly or trashed when it’s open. • Dumpster is always broken and stinks up the whole property. • Dog park is disgusting. • Parking is nonexistent. • Apartments are outdated, ragged, and overpriced. Read the reviews — the only good ones are from people who toured. Anyone who has actually lived here is miserable. And forget about ever getting your deposit back; they’ll rack up fake charges and hand you crumbs. The people they lease to now are loud and trash the place. It feels like a party at the pool every day. The ONLY upside is the schools they’re zoned to, but there’s a MUCH nicer, cleaner, better-managed complex right around the corner with the same schools. If you value your money, your sanity, or your family’s well-being, stay far away from this place.

We had a significant issue with the electrical outlets in our living room, and the maintenance team not only fixed the wiring but also ensured all outlets were safe and up to code. It made us feel much more secure.

Toured the A3 one BDRM bath on the first floor today it has a garage and a lot of storage. Enough for us as we are downsizing, and coming from Florida. My husband is on a wheelchair and has room to move throughout the apt easily.
