I’ve been living here for the past four months. When I moved here, it was just Cordara and Kathy in the office. Anything that I needed or complained about was fixed in a timely manner. Now that there’s a manager in the office, I thought it would be the same or better. I feel like it’s gotten worse since she’s been here. My 1st issue is that the gate is broken every week but normally is fixed within like a day or two. This time has been down for almost a month and we see homeless people everywhere. This makes it easier for the people who break into cars and steal tires. I talked to all my neighbors because I like a sense of community and I was outside on my normal daily walk this am on JANUARY 16, 2026. And one of my neighbors cars is on bricks this morning in front of the office. And the first thing I thought was, I gotta go check my car because it could’ve happened to me. What is the point of paying you guys for security? Ifsecurity isn’t gonna protect the property. You make us pay an unnecessary fee of $165. But our cars keep getting vandalize. The front gate is down, the back gate is down, and the back wooden gate has multiple holes in it for people to sneak in. So what is the gate for because it’s not protecting the property or us and neither is security. My 2nd Issue is that the trash in the back of the property is disgusting and laid all over the ground. And it spills into parking spaces. The other day on my walk around the property that I do for exercise. I saw Vermin and reported it to the office immediately. I moved here because, it was in a great location and affordability. Cordara and Kathy made me feel very welcome to be here. Now I don’t even want to renew my lease.

Had to change my review after 6 months of living here. I want to give this place a good review since it’s a quiet community to live in and there’s access to many different stores in the area but, I can’t get over trash being left out all the time and being piled up. Like come on do better please, and then we have a couple people who don’t like picking up after their dogs business so you have to be careful where you’re stepping. We like to keep our apartment pretty clean but roaches are still an issue. My only conclusion is that some residents are dirty which is the cause of the roaches. The staff is understanding and nice but I want to live in a community I’m proud of calling home but this place isn’t it because of the issues I described. Please do better. This goes out to residents too.

After visiting this complex, I was immediately impressed with the renovations and the service of the leasing agents. Cordara is the most wonderful and professional leasing agent you will meet on this side of Houston! Her flexibility, patience, and accommodating nature was truly refreshing to experience during my apartment search. She will ensure you are receiving the best situation for yourself when looking to lease at Woodland Park.

I moved into [woodland park ] on January 2, 2026, and my experience has been nothing short of a nightmare. Within just a few days, I noticed serious issues that have yet to be addressed: • My apartment was promised to be repaired before move-in, but nothing was fixed. • My mirror was taken for replacement and I still have no mirror in my apartment, leaving me unable to even use my space properly. • Maintenance requests are slow, unorganized, and often ignored. • The property manager has been unprofessional, including taking my files home. The lack of communication, unprofessional behavior, and negligence from management make living here extremely stressful. I cannot recommend woodland park anyone looking for a safe, well-maintained, or respectful living environment.

⭐ 1 STAR — DOCUMENTED NEGLIGENCE, NOT OPINION! This review is based on documented service requests and photos, not exaggeration. I have lived in this complex long enough to experience repeated water intrusion, structural damage, and maintenance neglect that management refuses to properly address. I have submitted multiple service requests dating back to May 2024 for the same issues: -Windows leaking air and water (requests on 5/16, 5/17, 7/8, and 8/14) -Water entering my apartment during rainstorms -Brown water coming out of the bathtub, soaking bathroom mats -Water leaking from apartments above, causing ceiling bubbles and peeling paint -Cracking walls that continue to grow -Floors lifting that have still not been repaired after requests submitted before Christmas Instead of fixing the root problems, maintenance repeatedly paints over visible damage — including areas that have been exposed to water multiple times. This raises serious concerns about hidden mold and long-term structural issues. Painting over water damage is not a repair. The photos I am posting show: -Water-damaged ceilings visibly opening up -Cracks running down walls near vents -Brown residue in the bathtub -Ongoing window leaks that have never been resolved Since this property stopped being a Camden apartment, the quality has completely declined. The grounds are poorly maintained, the buildings look neglected, and resident concerns are dismissed or delayed for weeks. On top of all this, the complex constantly shuts off water for “emergency leaks,” often with less than an hour’s notice, leaving residents without water for entire days. Recently, water was shut off for two consecutive days, and then shut off again shortly after. Cutting water to an entire complex for single issues appears to be routine here. Causing people, like myself, to have to miss work because I can’t properly bathe or function because I haven’t had water in days. This is not safe, not sanitary, and not acceptable living conditions. I regret renewing my lease and strongly advise anyone considering this property to look elsewhere. These people DO NOT care about us. They just want their rent money but we never get the help and assistance we ask for or any type of support for the inconveniences they so conveniently and consistently cause. If you value basic maintenance, clear communication, and a home that isn’t slowly deteriorating around you — DO NOT LIVE HERE! UPDATE: Management responded with a generic statement blaming city water shutoffs. To clarify, the concerns raised in my review go far beyond city water shutoffs. This does not address the core issues documented in my review, which include ongoing window leaks, water intrusion, ceiling damage, cracking walls, lifting floors, and brown water coming from the bathtub that they said was “normal”. These issues are supported by photos and multiple service requests and remain unresolved or have only been addressed with cosmetic fixes, such as painting over water damage. While city-wide water disruptions may occur, the frequency, duration, and lack of notice, combined with ongoing unresolved structural and plumbing issues within my unit, are what make this living experience unacceptable. I am open to permanent, meaningful repairs—not temporary patches or paint-over solutions. All communication and outcomes should reflect that.
