Two years later and we are still dealing with a collections agency over this disgusting, unkempt, miserable snake pit. When we toured it was the usual thing — friendly staff, nice model unit, big talk about amenities. The hot tub! The EV charging stations! The maintained grounds! We bought it. The hot tub never worked. The EV charging was literally in our lease and they never installed it. Not in month one, not in month six, not in two full years of living there. Just a promise that quietly disappeared. Meanwhile parts of the property smelled like actual rotting garbage — not "a little off," I mean you walk in and physically recoil — and no one seemed to think that was a problem worth fixing. But amenities weren't the priority. Fees were. They towed our car within 4 hours of getting new license plates. Four hours. And then charged us through the nose to get it back. No grace period, no conversation, just gone and now you owe us. When we moved out, same thing. No walkthrough. No conversation. Charges just started appearing for things that were never explained or discussed with us. We tried to call. Tried to get answers. Nothing. Straight to collections. And here's what people don't think about — a collections account follows you. It shows up when you apply for your next apartment, when you finance a car, when you're trying to move your life forward. This isn't just a bad landlord experience. It's the kind of thing that actually sets people back for years. Being done to tenants who never even got a phone call explaining what they allegedly owed. Truly terrible behavior. People like this are why so many Americans can't get ahead. You work hard, you pay your rent, you do everything right — and some property management company is just waiting at every exit with another fee, another tow, another collections notice. Leeching off people who are just trying to live their lives and build something. It's a racket, and they know exactly what they're doing. A lot of the glowing reviews here are from people who toured. Not people who lived here. Very different experience. Would not recommend to anyone I don't hate.

I was scheduled for a tour at 11:30 but I had time to come in earlier and I called and they said come right in you're welcome!! So I came in expecting them to be snobby since I changed times, but that was not the case I was greeted by a man named Jeron. He made me feel like I could talk for hours about this place. It's a very very nice and well kept complex. I was not sure what I was looking for but he helped me with my options. He walked me through the pool and hangout area which was pretty dang awesome. Then we got on a golf cart and he showed me all around the place. Everyone's Patio looks well kept too. Well kept place = Healthy Environment. He guided me up the stairs to view the apartment I was looking at. I love how they have a fan in the living room at bedroom. Also that they have the same color of lights in the complex. Everything is very clean and up to date. I am very very sold on living here in January. Expect a call from me!!! Thanks again!

It’s a very peaceful place, I love the area, and we have everything nearby — that’s amazing. The condominium is always clean, the pool is always super clean, and most of the areas are very well maintained.

The apartments are thoughtfully designed with open-concept layouts, modern finishes like stainless-steel appliances and wood-style flooring, and spacious closets that make everyday living feel upscale and comfortable. The community amenities go above and beyond: a 24/7 fitness center, a beautifully kept saltwater pool, and a well-maintained dog park for my pup — everything a resident could ask for. On top of that, the leasing office and maintenance team have always been friendly, responsive, and genuinely helpful. The location is also great — close enough to shopping, dining, and major highways for convenience, while the neighborhood remains peaceful and well-kept. All in all, Magnolia at Spring strikes the perfect balance between comfort, convenience, and community. I would highly recommend it to anyone seeking a modern, amenity-rich place to call home.

The experience started off good. TOO good to last or be true. The apartment complex looks nice on the exterior, but looks can be deceiving. Gripes/cons: Paint is chipping everywhere, Windows are not sealed well, Wiring inside was done improperly; Unstable outlets throughout, Appliances break regularly; My air conditioner has gone out twice since I've lived here My refrigerator has (& is currently ) broken 3 times in the past 30 days, Service requests have been ignored &/or closed without repair, Staff claimed to not have received my plethora of emails, text messages, voice mails & online service requests about still unresolved issues after I went into the office & witnessed 3 employees mulling around making small talk, Amenities are often out of service, Vehicle must be exited in order to use the call box for entry, There's always construction on the Kuykendahl & 99, which can sometimes force toll road travel. Pros: Staff is kind & friendly, My building is quiet Magnolia @ spring host plenty of Community events; movies, contests, food trucks
