The property is absolutely gorgeous from the beautifully maintained landscaping to these stylish, modern interiors. What really stood out to me was the peaceful resort like atmosphere. I’m beyond excited to say I’ll be moving in June 2026 and I’m already counting down the days. Great area!

My experience living at San Simeon has been excellent. The staff have been helpful and attentive, and the complex itself is beautiful and well maintained. All service requests have been addressed promptly, same day even, and the maintenance workers are friendly. Not to mention it’s excellent location! The amenities are also nice. Overall satisfied. I’ve always registered guests as soon as they park and haven’t had any issues.

My experience here at San Simeon has been great! I appreciate how management has stepped up with enforcing parking. It’s nice to know they care enough to require our visitors to check in virtually. There is a good size area of guest parking and our garage is gated and secured. I know this helps control security as well. We use Keyfobs to access secured resident areas and we have a Dwelo app that allows us access as well. Being a young lady these type of security measures are important. Staff and maintenance have always been very helpful.

My daughter is part of the UH volleyball team and I wanted to be sure to leave a review. I visited for a few days and this property is beautiful. The maintenance team has helped her without hesitation when she called about her dishwasher. Mrs. Martha was so great and helpful. Crystal always so attentive and friendly! Thank you Leti for having us during our visit. San Simeon is a Gem and we cannot wait to come back to Houston to visit!

The best part about living here was finally moving out. Over a year after we moved out of San Simeon, we are now being contacted by a debt collector over a charge that San Simeon themselves mistakenly added to our account and never fixed. This is after we tried repeatedly to resolve the issue directly with the property while we still lived there and even after we moved out. We properly notified them within the required time that we were moving out. Because we needed extra time before relocating to our new place, we switched to month-to-month, fully aware that the rent would be higher for that final month. That was never the issue. The issue was that: We were charged more than what we were told we would be charged for month-to-month rent (which we have in writing). We were then charged twice for the last month’s rent, to the point where the math on the account didn’t even make sense. To avoid any problems, we intentionally added extra funds to our account so we had more than enough to cover the final rent plus any legitimate move-out charges. Despite that, unexplained charges appeared. When we asked what they were for, no one could tell us. We were told they would “fix it.” They never did. We went back to the office twice after moving out to get clarity and resolve it. Each time, the manager was “not available.” The front desk staff had no answers, no explanations, and no authority, and promised follow-ups that never happened. We received zero communication from management for over a year. Now, suddenly, instead of resolving their own accounting error, they’ve sent the issue to a collection agency, who also cannot clearly explain what the debt is for and has incorrect dates and charge information. At this point, management has likely changed multiple times (which happened constantly while we lived there), so there’s no point on even trying to contacting them again, only to waste my time. While the location is great, and some staff members and the maintenance team were genuinely kind, everything else was a mess. The amenities noticeably declined while we lived there. There were roach infestations in hallways, flooding issues, tire thefts, and even car thefts in the garage. I would not recommend living here, especially if you don’t want to constantly monitor your statements or risk dealing with their disorganization and complete lack of accountability. Be extremely careful with your monthly charges unless you want to deal with their incompetence long after you’ve moved out.
